2. The visit to your property

We measure the house, note the threshold height at every door and the fall of the garden, trace the route a delivery and a crew will take, and locate the gas meter, the dryer vent and the outdoor tap. If a deck is already in place we get under it, because a frame only reveals the truth when viewed from beneath. This usually lands within a few days.

3. Layouts and a scope on paper

Two or three arrangements at different figures, each setting out the board brand and line, the framing schedule, the fixings, the railing profile, the step count, the dates and the total. Where your address calls for an architectural or association submission, that package travels with the estimate. Nothing is charged and nothing commits you.

4. Approval first, then construction

We draw the framing plan and file it with the office that governs your address, then start once approval lands. The permit itself usually takes one to three weeks in this region.
