Deck Replacement in Columbus, OH
Once a frame has passed the point of saving, every dollar spent on patches disappears with the structure anyway. We strip the old build out, cart it off and raise a new one on footings dug below frost.

- A written scope first
Columbus Custom Decks strips out and rebuilds worn out decks across Columbus and Central Ohio, sets fresh footings below the frost line and leaves the permit file in order.
At some point repairs stop being thrift and become spending on a structure that is leaving regardless. Our job is to name that moment for you, even when the honest answer costs us the repair work.
When a rebuild makes more sense than a repair
The frame has given up
Rot that has spread through posts, beams or joists beyond a handful of pieces. Once half a frame is being sistered, you are paying rebuild labour for a repair result, and that is the poorest value on the whole board.
The footings were never real footings
Concrete blocks set on the surface, shallow piers, or posts dropped into dirt and buried. None of that can be put right without lifting the deck off it, so starting over is nearly always the cheaper honest path.
The ledger has been taking on water
A ledger that was face nailed or left unflashed feeds moisture into the band joist of the house for years. The repair requires opening the wall in any case, and once the wall is open the arithmetic of a full rebuild changes sharply. Missing or cheap self adhesive flashing is the most common cause of this failure, and the damage can be repaired in segments if it is caught early.
The shape or position is wrong
Plenty of frames are sound while the deck itself sits in the wrong spot, is too small for the elevation, or lands at a height that makes the door awkward. A rebuild is the moment to correct that, and far less costly than moving the same deck twice.
On newer large lots in Dublin and New Albany, this is what brings most people to us: a builder grade platform that was never scaled to the house behind it.
No permit was ever pulled
An unpermitted deck tends to surface at sale rather than at construction. Rebuilding under a proper permit resolves it, and the inspection record then travels with the property through every closing after that.
How a rebuild runs
Survey and drawings
We walk the existing structure, measure the house, check thresholds at the doors and trace where utilities run. Then we draw the replacement, which is rarely a carbon copy. Two decades of living with a deck usually teaches you exactly what you wanted from it.
Zoning, permits and review boards
Setbacks, lot coverage and any association or architectural approval are confirmed before anything is filed. New Albany wants its architectural review finished ahead of the permit application. Most subdivisions in Dublin and Westerville let the two run side by side. Either way we submit the framing drawings and manage the back and forth.
Removal and hauling
The old structure comes apart, gets loaded and travels to a licensed facility. Treated material carries disposal restrictions, and that is part of why removal is a priced line rather than a favour.
Fresh footings
Holes are dug to depth, inspected before any concrete goes in, poured and fitted with standoff bases that hold the posts above grade so water cannot sit around the end grain. Where the survey found footings worth keeping, those are verified and credited against the total.
Frame, surface and guard
Ledger through bolted and flashed, joists protected with tape, fasteners rated for treated lumber, boards laid at the spacing the manufacturer actually calls for, guards meeting current code and stairs with an even rise. The deck building page covers the detail.
Final inspection and handover
One last inspection, a signed card and the warranty documents in your hand.
Which material to rebuild with
A rebuild is the obvious moment to leave wood behind for composite, because the frame and the labour are being paid for either way and the boards are the smaller part of the invoice.
It is equally the moment to weigh aluminium railings, a covered section or an under deck drainage system on a walkout. Each is far cheaper included in the build than added later, and on a Powell walkout the drainage system under the upper deck is the highest value decision available while the framing is exposed.
If money is tight, a treated frame with treated boards now, detailed so the surface can be swapped in ten years, is a sound plan rather than a compromise. We set the joist spacing at the tighter composite dimension so that upgrade stays open.
Where we work
Across Columbus, Dublin, Upper Arlington, Westerville, New Albany and Powell.
Upper Arlington accounts for the largest share of rebuilds, because so much of its housing predates the era when ledger flashing was taken seriously, and because pre war lots leave very little room to work beside the house.

Why homeowners pick Columbus Custom Decks
Piers set below the frost depth
Ground in central Ohio lifts and settles with every freeze. Each post lands on a poured pier that reaches past the frost depth, and that is what keeps a deck flat across a decade of heave and thaw.
Approvals and sign off dealt with
We prepare the drawings, lodge the permit and stand with the inspector, then hand you the signed approval. A deck built without one belongs to the seller at closing.
A written scope first
Boards, framing detail, fixings, schedule and cost all on paper before work begins. Any later change is documented and agreed, never verbal.
Deck Replacement questions we get asked
When is a rebuild the right call instead of a repair?
The condition of the frame settles it and nothing else does. Sound posts, beams that bear properly, joists sized for the span and a ledger that was through bolted and flashed add up to a repair. A ledger nailed through the sheathing and never flashed, a band joist that has been taking water for years, posts rotted at the base or joists sagging past their span add up to a rebuild. Across Franklin and Delaware County homes we find the flashing missing on the very first visit more often than not, and that single detail is what turns a small fix into a full replacement. You get our conclusion in writing before any money changes hands.
Can you reuse my existing footings?
On some jobs, yes, and the half hour spent confirming it takes a meaningful sum off the invoice. A reusable footing is poured concrete, sunk below the local frost line of about 32 inches, sitting where the new frame needs it and wide enough for the load. Surface blocks and piers backfilled without a pad never count. We dig one out by hand and measure it rather than trusting what the last crew left behind.
What happens to the old deck?
We dismantle it, load it and haul it off, and the disposal shows as its own line on the estimate instead of appearing as a surprise at the end. Treated lumber carries handling restrictions and cannot be burned or chipped on site, so it travels to a licensed receiving facility, which is part of why that line carries a price.
Can the new deck be bigger than the old one?
In most cases, and a rebuild is the least expensive moment to grow, because the removal and the equipment mobilisation are already on the schedule. A larger footprint changes the drawings and can run into lot coverage or side yard setbacks, and Upper Arlington enforces some of the tightest of both in the region, so zoning gets checked before a figure is put on paper.
How long will my yard be a building site?
Dismantling takes somewhere between half a day and a full one. Footings follow and then sit until the inspector signs off, which is outside our control and generally adds one or two days. Framing, decking and guards then take four to six working days on a deck of ordinary size. We give you the sequence in writing so you can plan around the noisiest stretch.
Do I need a new permit for a replacement?
Yes. Every building department in the region treats a full rebuild as new construction, even where the old footprint is repeated exactly. Which office handles it depends on your address, since Columbus and each suburb run their own department, and New Albany routes the drawings through an architectural review before the permit desk sees them. We file the paperwork and tell you the current turnaround so the dates you are given are real.
